Architecture

Blue Barn, Oakland, CA


The original Blue Barn warehouse building served as the construction staging facility during the construction of the Bay Bridge in the early 1930s. DBA’s design concept included saving the existing Blue Barn structure and creating a new 3-story 23,000 SF building to serve as the new Silverado Contractors’ Headquarters. Project goals included preserving Blue Barn’s original structure and designing an adjacent office to serve as a new creative work environment for the expanding company. DBA’s scope of work included site planning and developing multiple building design concepts that featured a subterranean parking facility, an on-site gym, flexible work spaces for large projects, private office spaces, and large second story exterior balconies.

Michael Brandon Salon & Spa, Dublin, CA




DBA designed both the original tenant space for Michael Brandon Salon & Spa and the recently completed spa facility. The phase one design concept for Michael Brandon’s salon included an open floor plan with high ceilings, earth-toned tile floors, and private/semi-private areas for various beauty treatments. In phase two, DBA was hired to help design a 1,675 SF salon expansion to complement the existing space with a full-service spa including a separated entry, massage and esthetician rooms, a large sauna, and private changing areas. Carefully designed room layouts enhance the spa’s calmness and privacy, providing relaxing and enjoyable experiences for the salon’s clientele.

West Marine, Pleasant Hill, CA



DBA provided architectural services to redesign an existing, outdated 9,120 SF retail space into a new contemporary West Marine retail store. DBA’s scope of work included architectural façade design, construction drawings, revised site work and parking lot modifications. DBA also provided landscape and irrigation construction documents, and construction administration coordination.

Landscape

Cordes Ranch, Tracy, CA


After completing the Cordes Ranch Specific Plan, DBA provided the concept landscape design and construction documents for over three miles of streetscape for Phase I of the Cordes Ranch Business Park, a new industrial and commercial development by Prologis in Tracy, CA. The design focused on a sustainable approach to landscaping based on associations of similar plant species and common plant communities. By grouping complementary plant areas, the concept of plant associations promotes sustainability that results in reduced water usage and maintenance, and creates a cohesive streetscape.

Costco, Northern California




DBA has successfully provided the preliminary planning, landscape design, construction documentation, and construction administration services for over 240 Costco Warehouses throughout Northern California over the past 14 years.

Our design approach to the landscape design of a large format retail facility, such as Costco, includes creating a plant massing concept for the property’s perimeter, interior parking field, and at the building foundation areas that assist with screening, reducing building massing, and creating visual interest through varied planting materials, colors, and textures.

Diablo Plaza, San Ramon, CA



DBA’s design concept for a plaza retrofit at Diablo Plaza included using alternating pavers to give the plaza a unique character, and introducing colored concrete that intersects and meets the existing concrete sidewalk. The landscape concept included retrofitting the existing raised planters and arranging several smaller planted pots to create a dense, diverse, and colorful landscape environment. Movable tables and seating will allow plaza patrons of the adjacent café and restaurants to freely enjoy the exterior plaza fireplace and landscaped space.

Ygnacio Plaza, Walnut Creek, CA



DBA’s design concept for a plaza retrofit at Ygnacio Plaza included new bands of custom pavers with an elliptical design complemented by the use of landscaping, exterior lighting, and a centrally located raised fountain. The fountain acts as a visual focal point and enhances the experience of the plaza, which is surrounded by 5,000 SF of retail space, including popular restaurants and cafes.

Hayward Industrial Parkway, Hayward, CA



Hayward Industrial Parkway Improvements was a large-scale landscape retrofit project commissioned by the City of Hayward that included landscape design and construction documentation for the planting area on Industrial Parkway between Mission Blvd. and Rhuus Triangle. DBA also provided cost estimates for the 8,800 lineal foot site that included medians and street edges.

Costco, Citrus Heights, CA



DBA has provided preliminary planning and landscape design services for over 240 Costco Warehouses throughout Northern California over the past 14 years. Our firm’s success comes from providing efficient entitlement services, and designing with planting palettes that feature various, regionally appropriate plant material. At Citrus Heights, DBA’s scope of work included the design of a specialty fountain and plaza.

Planning

Cordes Ranch Business Park, Tracy, CA


DBA recently completed the Specific Plan and entitlement approvals for the Cordes Ranch Business Park project in Tracy, California. The 1780 acre project is located at the western edge of Tracy along I-205 near I-5. The project can potentially accommodate over thirty million square feet of building area. This is one of the largest Business Parks to receive recent approval for new development and is receiving considerable attention from potential users looking to locate near the Bay Area and Northern California. DBA prepared the Specific Plan, was closely involved with the entitlement and EIR process, coordinated the General Plan Amendment, and participated in the City Annexation process. DBA has continued to provide our expertise with the implementation and construction of the project by providing landscape construction documents and entitlements for individual projects.

The Vintage Promenade, Modesto, CA



The Vintage Promenade project was a 45-acre retail and lifestyle center with a building area of 409,189 SF. In 2005, DBA completed the Master Plan, utility coordination, and public presentations for The Vintage Promenade. The project was placed on hold.

Marina Square, San Leandro, CA



Marina Square is a 30-acre retail shopping center with 167,089 SF of building area located on the site of a former high school. While at Reynolds and Brown, Dave coordinated site remediation, provided project management and construction administration, hired and managed architects, the consultant team, and general contractor.

Hacienda Crossings, Dublin, CA



Hacienda Crossings is a large-scale 52 acre retail center in Dublin, CA. Dave provided architecture design, entitlement services, and construction administration for Hacienda Crossings while at SGPA Architecture and Planning. The project features 25,000 SF of building space and includes major retail anchors, such as Barnes and Noble and Best Buy, in addition to an IMAX Theater. The success of the shopping center has spawned further development of housing and smaller retail centers in the vicinity.

Moffett Gateway, Mountain View, CA



DBA worked closely with the City of Mountain View staff in the preparation of development studies to determine the highest and best use for a 6.7 acre City remainder parcel. The development presented a variety of concepts for hotel, retail, and office development. As part of the team, an economic consultant analyzed the concepts and presented the options that would best position the property to generate increased revenue for the City.
